SBS modified bitumen roofing is a material made out of asphalt and synthetic rubber, making it an exceptionally flexible material for flat roofs. Thanks to its rubber composition, the material is less prone to cracking and sustaining damage from elements like ice and sun. In addition, because newer building materials are more lightweight in nature, they are more susceptible to micro-movements. For the roof to stay in good shape, it must be flexible so it can move with the building, which is why SBS modified bitumen is a good choice. This material works best on low-slope commercial roofs, and many manufacturers use glass, polyester, or composite reinforcements.

Sloped roofs are typically more durable than flat roofs and are likely to last longer. (The pitched roof’s ability to remove rainwater and snow quickly and effectively from above your building is the main reason for this.) Water can be extremely damaging to a roof and the building itself, so displacing it quickly is a key component of longevity.
